We act exclusively for the buyer.


We do not accept commissions or introduction fees from sellers, local agencies, or intermediaries in Italy or Spain.


Our fees come only from our clients, ensuring a fully impartial and client-focused service at every stage of the acquisition process.

Because our clients come from diverse backgrounds: investment-focused, lifestyle seekers, holiday-home buyers, relocation clients, and budget-driven investors, we offer a clear, phased structure that gives you the flexibility to proceed at your own pace, with total transparency.

Our Phased Consultancy Fee Structure

Phase 1 – Initial Consultation & Feasibility Assessment

Phase 2 – Property Search & Shortlisting

Phase 3 – Due Diligence, Technical Observations & Administrative/Legal Coordination

Phase 4 – Completion Assistance & Post-Purchase Advisory

Optional: Ongoing Advisory & Property Oversight

Optional: On-Site Advisory Visits 

Fixed Fee (payable upfront)
This first step allows you to understand the process and assess whether purchasing in Italy or Spain is right for you.
Includes:

  • 60–90 minute consultation

  • Assessment of your goals, budget and preferred locations

  • Overview of local market dynamics and regulatory considerations

  • Tailored recommendations and next steps

If you continue to Phase 2 within three months, this fee is credited towards the next phase.

Fixed Package Fee or Monthly Retainer
(agreed transparently before work begins)

We search across multiple channels and liaise with different local agents to identify the best opportunities for your criteria.
Includes:

  • Defined search period

  • Shortlisting and assessment of identified properties

  • Scheduling and coordination of viewings

  • Insight on neighbourhoods, market value, and price realism
    You only pay for the agreed scope—no commission is ever taken from sellers or agencies.

Fixed Fee per Property – Entering Serious Negotiation

Before you commit to a purchase, we assist you in coordinating the essential checks and facilitate your serious negotiations with all relevant parties.

This phase marks the start of critical discussions with the agency, direct seller, surveyors, notaries, and any other involved professionals.

​

Our role includes:

  • Coordinating and facilitating interactions with agents, sellers, surveyors, notaries, lawyers, and specialists to ensure smooth communication and alignment of expectations.

  • Advising on technical observations and evaluations, helping you connect with qualified architects and surveyors who can assess the property’s condition. We guide you in formulating the right questions and interpreting their responses.

  • Ensuring planning and compliance verifications are carried out by the appropriate local experts. We support you in finding the right professionals and help you understand their reports and advice.

  • Reviewing and explaining all documentation—contracts, deeds, and related paperwork—to ensure you understand every detail before moving forward.

  • Providing expert advice and clear opinions at each stage of the negotiation process, helping you assess the situation and make informed decisions.

  • Issuing a final advisory opinion, with clear direction on whether to “Proceed”, “Clarify”, or “Avoid” based on all the gathered information.​

 

All third-party professional fees (surveyors, notaries, lawyers, etc.) are paid directly by the client, ensuring full transparency and control over costs.

We’re here to guide you every step of the way, from initial discussions to the signing of the compromesso or preliminary deed.

Fixed Completion Support Fee
We support you until the keys are in your hand, from preliminary deed (compromesso) to the final deed (rogito), and beyond if desired.


Our role Includes:

  • Support through all completion steps

  • Coordination with legal and financial professionals

  • Assistance with practicalities (as far as remit allows), such as utilities, local registrations, or condominium matters

Monthly or annual retainer, or hourly consultancy
For clients who wish to maintain long-term assistance, with:

  • Advisory on renovation, restoration, design, and selection of local specialists

  • Guidance on market appeal, rental potential and property setup

  • Property management guidance

we offer tailored ongoing support plans.

​Where appropriate, we can provide on-site advisory support in Italy or Spain during the search, due diligence or completion phases.

On-site visits are offered once suitable properties have been shortlisted or when a property enters serious consideration.

Fees are charged either as a day rate or per-property advisory visit, plus travel expenses, and are agreed in advance.

On-site visits are advisory in nature and do not replace formal technical surveys or legal due diligence.
